Overview of Shorthold Tenancy Agreement
This standard agreement, provided by the National Landlords Association and complying with their code of practice, will be entered into for a minimum of six months. The minimum notice of termination after this six month contract is one month. Landlord Responsibilities
Throughout your tenancy we will keep in regular contact to ensure that the property, services, appliances and furnishings are maintained to a high standard. Evidence of all relevant safety certificates will be provided. We are always available to answer any queries you may have. Tenant Responsibilities
The tenants will be expected to maintain the property in good order throughout. All utility bills (gas, water, electric, TV), other bills and Council Tax payments will be the responsibility of the tenant. Smoking and Pets are not permitted in our properties. Deposit / Inventory
Your Deposit will be held under the new Government introduced 'Tenancy Deposit Protection Scheme'. A detailed property inventory will be agreed (may include photographs), thus providing peace of mind for both parties. Rental Payments
Monthly Rent will be due in advance on the first day of each month. Payable by standing order so that funds clear by this date. Rent amount will be reviewed on an annual basis and should be expected to alter in proportion to inflation.
